Berlin-Friedrichshain (Niederbarnimstraße) – Rent Reduced from €995 to €775 and €1,000 Repayment

The monthly net cold rent for a 72 m² period apartment in Berlin-Friedrichshain could be significantly reduced out of court just a few days after our legal involvement. The landlord offered to reduce the rent from €995 to €775 per month and also agreed to cover the legal costs incurred.
In addition, repayment of €1,000 was offered. The rental deposit had also been set too high due to the excessive starting rent and was to be proportionally refunded. The termination of the agreed index rent was also offered.
In our assessment, however, the reduced rent remains excessive. On the basis of the Berlin rent index, we consider a net cold rent of around €575 to be appropriate and are currently reviewing the possibility of court proceedings.
