The table figures come from the qualified Berliner Mietspiegel 2026 of the Senate Department for Urban Development, Building and Housing (reference date 01.09.2025, section 558d BGB). We did not collect these figures ourselves.

The address is mapped via the rent index street directory to residential location (simple, medium, good) and East/West. Residential location, year of completion (year built) and floor area determine the table row with mean and range of net cold rent per square metre.
The rent-cap orientation is usually this mean plus 10 percent (section 556d BGB), provided the contract in Berlin starts on or after 1 June 2015 and no exception applies (for example new builds under section 556f BGB).
Dwelling-quality features from the span-classification guidance and previous rent (section 556e BGB) are not fully modelled here. The result is table orientation, not an expert report.
